55 Utopia Circle, Sturgeon Bay — $5,495,000

The Utopia, Where History Lives On The Water.

There is a moment, standing on the pier at 55 Utopia Circle, when you realize the ground beneath your feet exists because of the water before you. This exclusive peninsula was formed when the Sturgeon Bay Ship Canalwas carved through Door County — the 18-year engineering feat completed in 1882 that transformed the region’s economy and made Sturgeon Bay a world-renowned shipbuilding center. The Petersons, the shipbuilding family behind Peterson Builders, Inc., claimed this newly created land and built their estate here. They moored the schooner Utopia at the dock — the 65-foot vessel Fred J. Peterson designed and built in 1946, then sailed around the world. The street still carries her name.

The Art Of Home

On 1.5 acres with nearly 600 feet of meandering Green Bay frontage and a rare 100-foot deep-water pier — the largest and most capable dock in the area — this is more than waterfront. It’s a private marina with direct access to Lake Michigan and the bay, a completely reimagined architectural estate, and a piece of Wisconsin maritime history you can call home.

The Art Of Details

This is a home that honors its maritime heritage while answering to nothing but the present moment. 7,500 square feet unfold across three separate waterfront parcels — a great room anchored by a two-sided tiled fireplace, a primary suite where the bay greets you each morning, and a covered outdoor kitchen built for long summer evenings by the water. A private office. A home gym. Guest suites that welcome without crowding. An elevator connecting both levels. Every detail earned its place — from the all-natural stone surfaces and designer Italian tile to the Gucci wallpaper
and terrazzo flooring. This is architecture that respects where it stands.

Renovation Details

See images below to view just some of the incredible rebuild details that the property underwent in 2022.

Radient Ceiling Heat

Coiled radiant heat loops throughout the home's ceiling in multi-zones covered by reflective foil.

Flooring

The original cement slab foundation was thoroughly inspected and repaired. 3/4 inch terrazzo floor now runs throughout main living area with a slate entry.

Siding

New California Redwood was sourced to

restore the original siding, which was then repainted. New windows were also added throughout the home.

Irrigation Lines

New water lines for landscaping irrigation and lawn sprinkler system.

Grounds

Following the opening of the Sturgeon Bay Shipping channel, the access soil was used to create the now exclusive home site of Utopia Circle. After decades of settling soil, the property needed to be graded and leveled.

Insulation

Exposed plumbing was moved away from exterior walls and the entire home was spray foamed for maximum insulation.
